Just found this pant, what do you guys think of the value?

A quick look on AH shows a pant with same Dex (258 with gem) and 78 AR as 20 mil, do you guys think this pant is worth 10mil? Or maybe a bit more for Lightning monk? Or is the lack of vitality really hurt its value.
